Feasibility and Advice
Thinking of extending or converting your house but not sure where to start? We can offer advice on what is practical, feasible and cost effective. Most domestic properties have a certain amount of 'permitted development rights' that allow expansion without the need for a planning application. We can advise on whether your scheme falls within these rules.
Surveys
In most cases a measured survey of the existing building is required. From this information computer aided drawings are prepared which will be the basis of the scheme design.
Architectural Design
Our design work includes new-build projects, extensions and alterations to a wide variety of buildings both domestic and commercial.
Following the initial site visit and a measured survey, we will produce draft plans. Once these have received client approval, a full set of drawings and related information is produced for Local Authority Planning submission.
Planning Applications
Where required, planning permission gives you the right to carry out the building works. We can take care of all necessary documentation. From making preliminary enquiries to the relevant authority, to preparing all the drawings and completing all forms. Where supported by the local authority we use the 'planning portal' - a paperless system that allows applications to be sent online.
Building Regulations
The building regulations control how the works are constructed; what materials are used, levels of insulation, structural stability. We can provide the necessary information to meet the regulations. We can do this either by using the Local Authority or using an Approved Inspector.
Detail Drawings
The greater the detail produced at drawing level, the more control you will have during construction. We can produce construction details beyond the requirements of Building Regulations.
Party Walls
The Party Wall etc. Act 1996 places responsibility on the Building Owner.
A notice of the intended build must be submitted to all related parties (neighbours), before the commencement of any works. The type of work will vary the kind of notice and time stipulations required.
The Act allows anyone apart from the Owners, to provide Party Wall services. However it is recommended that the Surveyor or Surveyors have a good understanding of the Act and building studies, as both the Building Owner and Adjoining Owner may bear costs, where mistakes arise or where both these parties benefit.
Where the Adjoining Owner does not receive a notice, steps can be taken to try and ensure compliance with the Act.
We specialise in Party Walls and provide professional advice and Surveys to clients either or both sides of the fence, along with working closely with the 'Faculty of Party Wall Surveyors' and its members.
Project Management
We can assist on finding and obtaining builders. As a variety of quotes may become beneficial in securing the best contract for each particular project.
We will visit site at various stages, to check the works are being built in accordance with the deposited plans and client's requirements. Reports are then issued, detailing progress and recommendations.
Completion
Once works are complete, we provide copies of all related drawings and approvals for client's reference, as these may be required in future sales.
